About 5% of insured homeowners filed a claim in 2019, according to the most recent data from the Insurance Information Institute. Slightly more than 97% of those claims were related to property damage.

The U.S. surplus lines market experienced direct premium growth of 15.7% in 2020, representing the largest year-over-year premium increase since 2003. As of year-end 2020, surplus lines direct premiums written totaled $66 billion, representing 9.1% of the $726 billion in direct premiums written within the U.S. property & casualty market. Claims matter!
Insurance companies will look at your claims history when setting your rates. Homeowners and auto insurance claims submitted in the past five years can be found by insurers in the Comprehensive Loss Underwriting Exchange (CLUE) database. The more home insurance claims on your CLUE report, the more expensive your home insurance premiums will be. Insurers translate claims to a higher risk of filing more claims in the future. Risky customers pay higher premiums.
Tip: Don't file small claims! If the claim is not too much over the deductible, it might not be worth filing. For this reason, our agency encourages higher deductibles for homeowners insurance. Insurance should be for catastrophic coverage purposes, not repairing a window because some kid threw a baseball at your house.
Batter up!
If you Google 3 strikes, among the results you will find a negative connotation with Baseball, or in many states, a legal precedent with dire consequences…either way, it’s negative! With respect to homeowners insurance, if you have “3 strikes” against you (meaning you’ve made three homeowners claims in the recent past), it’s also a big negative! Specifically, three recent claims and your carrier will drop you, worse yet, no other “standard” carrier wants your business.
Now what?
If your homeowners insurance is canceled, here are a few different things that could take place…
· Your next homeowners insurance rate will increase.
· Finding future insurance will become challenging.
· Your mortgage company may purchase lender-placed insurance on your home. Lender-placed insurance, also called force-placed insurance, is an option of last resort. This is a policy that protects only the mortgage company’s interests. Additionally, it's expensive and doesn't provide coverage for losses of a personal nature.
What if I can’t get homeowners insurance due to frequent claims?
Start shopping right away for a replacement policy! If you feel you’ve been non-renewed or cancelled unfairly, contact the Colorado Division of Regulatory Agencies (DORA) and file a complaint. They can communicate with your current insurer and offer guidance on securing a replacement policy.
Look to the surplus market for coverage!
A surplus lines insurer is sometimes referred to as a non-admitted or unlicensed carrier, but this does not mean their policies aren't valid or that they aren't regulated. Surplus carriers are subject to different regulations than admitted or standard carriers.
Regular insurance carriers, also called “admitted” or “standard” carriers, follow state regulations concerning rates they charge and what risks they can cover. Surplus lines carriers do not have to follow the same regulations, which allows them to take on higher risks.
